There is no cut-down version. The single report and the tenth report of the month on Pro are the same artifact.
Every floor drawn: unit footprints, corridor and core placement, stair geometry, room dimensions. The plate an architect hands you in week two of schematic design.
As-of-right, UAP / City of Yes, IH, Tower-on-Base, SRO, Shared Housing, each with FAR usage, unit count and height. Not a list of options. Actual buildings.
Sculpted massing showing setbacks at every plane, and sections at the critical heights. Hand it to your architect to start CDs.
Every constraint that drove the envelope, from the ZR section to the special-district override, dormer allowance and sky-exposure plane, in one defensible table for counsel, lenders and DOB.
Egress, occupancy classification, construction type, height and area limits per Chapter 5. The building-code half of feasibility, included.

The preview. Enter any NYC address and you see the zoning envelope, FAR, buildable square feet and the list of legal scenarios before you pay anything, with no account. The report itself (sketch plans, 3D massing, citations, Building Code) takes a quick Google or Microsoft sign-in so it is saved to you.
You run them. Nothing is blocked. Reports past your monthly allowance are half the price that property would cost on its own, we show you the exact figure first, and nothing is charged until you say yes. Re-running a property you have already run this month is free.
No. The allowance resets every month on the day your subscription started, and anything unused that month is gone. We would rather say that plainly than build a balance you have to track.
By design. A zoning report states what the code permits; it makes no representation about cost, NOI, cap rate or value. The underwriting tools sit outside the report, where they are yours to drive with your own assumptions.
Every report you generated stays in your dashboard for two years, and the PDFs are yours to keep permanently.
Put in an address and see the envelope before you pay anything.
